Terms & conditions:
- The reservation is binding upon receipt of the deposit. The payment can be made by cash, bank transfer, VISA or MasterCard.
- Guests are required to contact us in the event of visitors arriving.
- Children up to 3 years pay €12,00 per night without additional bed (€20,00 per night with additional bed). Children from 3 to 6 years receive a 50% discount and children from 7 to 10 years a 30% discount per night. Children aged 11 and over, pay the full price.
- The local tax is €2,30 per person and night (over 14 years) and must be paid on site.
- Check-in & check-out: the apartments are available from 15.00 on the day of arrival. If you plan to arrive after 20.00, please let us know by calling ahead. On the day of departure, we ask you to leave the apartments by 9.00.
- The final cleaning is included in the price.
- We place great importance on cleanliness and kindly ask our guests to respect the furnishings. Please do not enter the apartments with ski or mountain boots, there is a special storage area and ski boot dryer at the entrance.
- The guest is responsible for any major damage to the house and apartments.
- Pets are not allowed in the entire house or in the apartments.
- Please note that smoking is permitted only on the balcony or at the main entrance.
Cancellation conditions:
We ask you a written notification if you have to cancel your booking.
- For cancellations up to 45 days prior to arrival, the deposit will be refunded.
- For cancellations between 44 and 30 days prior to arrival, the deposit will be retained as a cancellation fee.
- In case of cancellation between 29 days and 10 days before arrival, 50% of the total price will be charged.
- For cancellations within 9 days of arrival, 80% of the total price will be charged.

Alto Adige Guest Pass
- Upon completing the accommodation agreement, guests receive the Alto Adige Guest Pass/Mobil Card (hereafter referred to as the Guest Pass). This pass, as per South Tyrolean Regional Government Resolution No. 732/2022, is valid for the entire stay—from 12:00 a.m. on the day of arrival until 12:00 a.m. on the day of departure.
- The Guest Pass includes access to all public transportation within the Südtirolmobil network, along with additional benefits that vary by tourism organization. For detailed information, please visit: suedtirol-guestpass.info
- The South Tyrol Mobility Consortium is the exclusive provider of the Guest Pass across South Tyrol, appointed as the unified coordinating body by the Regional Tourism Association of South Tyrol (LTS) on 16 November 2022, in accordance with the above-mentioned regional decision. Details regarding the additional services and terms of use associated with the Guest Pass are provided by the third-party issuer responsible for its management.
